Pasco has added something like twenty thousand people since 2010 and is now close to the size of Kennewick. Most of that growth has gone west: the Road 68 and Chapel Hill corridor filled in through the 2000s, and the Broadmoor area north of Interstate 182 is the current frontier, a 1,200-acre district planned eventually for thousands of homes. East and central Pasco, meanwhile, is the oldest part of the city and has barely changed in the same period.

Those two halves give us two different jobs. West Pasco is largely first-replacement territory — equipment installed between roughly 2003 and 2012 that is now reaching the age where compressors and inducer motors start to go. East Pasco still has plenty of eighty-percent furnaces from the nineties running along quite happily, and a meaningful number of houses with no central cooling at all.

Worth knowing locally

The thing that defines Pasco for us is agricultural dust. Filters that would last three months in Richland can be loaded in six weeks here, and outdoor coils pack with fines off the fields. A restricted coil produces exactly the same symptoms as a low refrigerant charge, and we've lost count of the systems that got topped up somewhere else when what they actually needed was a wash. Checking the filter monthly in summer is not overkill in this town.

Road 68 & Chapel Hill

2000–2012

The corridor that absorbed most of Pasco's growth two decades ago. The equipment here went in together and is ageing together, which is why we get clusters of similar calls off the same few streets in the same week. Mostly straightforward split systems; mostly repairable.

Broadmoor & Burns Road

2020–present

The newest construction in the Tri-Cities. Modern high-efficiency equipment, a lot of heat pumps, and nearly everything still under a manufacturer's parts warranty. Faults out here are almost entirely electronic — sensors, boards, condensate lockouts.

Central Pasco & the Riverview area

1960s–1990s

Established neighborhoods with equipment of every vintage. This is where we find the most eighty-percent furnaces still in daily service, and they're usually worth repairing rather than replacing.

East Pasco & downtown

pre-war to 1970s

The oldest housing in the city. Smaller homes, tight mechanical spaces, and a fair number with window units or no cooling at all. Ductless is often the most practical way to make one of these houses genuinely comfortable without rebuilding the duct system.

Chiawana & west Pasco infill

1990s–2000s

Family housing between the older core and the Road 68 corridor. Middle-aged equipment, and the neighborhood where the repair-or-replace question comes up most evenly balanced.

Do you come out to Road 68 and Broadmoor?

Yes, and to central and east Pasco as well. There's no difference in price depending on which side of town you're on.

My filters get filthy fast in Pasco. Is that normal?

Unfortunately yes. Agricultural dust is heavier here than in the other towns. A filter that would last three months elsewhere can be loaded in six weeks, and that alone will make a healthy system look like it's failing. Check it monthly in summer.

My house on Road 68 is about twenty years old and the AC just quit. Repair or replace?

Depends entirely on which part failed. A capacitor or a contactor on a twenty-year-old system is money well spent. A compressor usually isn't. We'll give you both numbers in writing and let you decide — and on that corridor we've usually seen the same model fail the same way on a neighbouring street, which helps.

There's no air conditioning in our east Pasco house. What are the options?

Three, broadly: add a condenser and coil to the existing furnace if the ductwork can carry it, put in a ductless mini-split for the rooms that matter most, or replace the whole system with a heat pump. Which one makes sense depends almost entirely on the state of the ductwork, so that's what we look at first.
